How Much Does a Kitchen Renovation Really Cost in Perth: A Detailed Price Breakdown

I have carried out numerous kitchen renovations in Perth and can tell you that I am already familiar with all those factors that can influence these costs, so let me talk about them here.

Indeed, money talks, especially when it comes to improving something in your home, especially the kitchen.

I often take the time to discuss with homeowners in Perth how much they expect to spend on their dream kitchen.

I’ll break down the costs according to the past projects I have tackled, and promise – no sugar coating!

Real Project

I’ll start by sharing my experience working with one of my esteemed clients, Lisa Loaring. She had requested for a total makeover.

Here’s what she has to say about it:

“Besides getting my kitchen improved, I’ve also asked for my bathroom and laundry area to be given a new look. I’m very thrilled with the result. James really knows what he is doing, including crucial elements like structural and building codes, which puts us at ease knowing that we’ll be safe. He also gave pointers and that really exceeded our expectations!”

That remodelling job is more extensive. So, yes, that requires a higher amount of investment! Major adjustments have been made to the general structure and have to make openings, too.

However, I wanted to point out that each kitchen is different and that yours might not need plenty of work.

Breaking Down the Different Level of Investment

Considering Perth’s existing market, kitchen upgrades belong to three investment categories.

As what Aaron Treacy has to say about our methods,

“All the promises of Northside Developments were delivered. As a matter of fact – they are more than what I expected! They are very helpful when it comes to determining the cost and how to make the most of our investment.”

Expect to pay somewhere between 25,000 and $35,000 for basic work. It already covers the most commonly-used appliances and accessories like cabinets, bench tops, etc.

We won’t be touching anything on the existing structure. But I wanted to emphasize that for basic work like this, any underlying issues won’t be addressed.

I can quote $35,000 to $45,000 for mid-range work. At this price range, we’ll be adding new cabinetry, top-notch appliances, and may modify the layout.

This is a very popular choice, since it maximizes your investment while giving your space a new look!

For those who have the money to splurge for a more high-end job, expect to spend around $45,000 to as much as $80,000 and even more!

But I can guarantee you’ll get the most bang for your buck! Aside from overhauling the structure, we’ll embellish your space with high-grade materials and appliances.

Those with heritage homes would usually go for this option since theirs need major improvements.

Where Will Your Money Go?

So, you may ask – what is exactly I’m paying for?

Cabinets make up about 35% of the overall cost. It encompasses the drawers, internal hardware, and all storage spaces.

Of course, the cost will pretty much depend on the quality. We are committed to delivering only the best, so you can expect that these will serve you for several years to come. It’s not like those cheaper brands that only last about five years or less!

About 15 to 20 percent of your money goes to the bench tops and the type of material will greatly matter. The most expensive are the stone varieties. Yet they are extremely robust and can last for a really long time!

As for the appliances, you’re going to have to spend a lot for these, and that should take up around 30% of the overall expenses. I always suggest investing for professional-grade ones since they perform well and last long. Sure, they have a hefty price tag but are definitely worth it!

Finally, you’ll also be paying for the installation fee, and that’s around 35 to 40 percent of the total investment. If you need more changes on the structure itself, we’ll have to charge you more.

Watch Out for Unseen Costs

I have dealt with several people who ended in a complete shock after learning the final amount they have to spend. So, always be mindful of the hidden costs.

Perhaps, your electrical system needs upgrading. In this case, expect to pay $2,000 to $5,000 more.

Now, what about the plumbing? Do you need them repaired? This can also affect the budget, too, costing you around $800 to $3,000!

There are times when your walls might be removed, especially if you’re going for an open-plan design. As such, you’ll have to pay an additional $5,000 to $15,000 and even more!

Other hidden costs can include the replacement for window, flooring, painting, etc.

Be Smart With your Money

Always invest your money to where you will get the best returns. This is a basic rule that everyone should be aware of.

For things you will be utilizing every single day, such as the appliances and cabinets, always go for premium quality. Sure, they cost more, but they also last longer.

Lighting is another aspect that you should allocate a hefty part of your budget. These accessories make your kitchen more functional.

How To Save Without Sacrificing Quality?

Just because you are trying to save money doesn’t mean you’ll compromise on quality! There are many ways you can lower your budget while getting the best. For instance, you can leave some items unchanged, especially if they are still in excellent condition.

Making practical choices for the materials can also lead to significant savings. As an example, you can go for quality laminate for those areas in the cabinetry that are not as visible.

Maximizing your Investment’s Longevity

If you plan the refurbishment well, you could be using your kitchen for 15 to 20 years and even more! So, think of your future needs before going ahead.

You may want to add some innovative technologies into it. Or perhaps, basic additions, as simple as electrical circuits. They are cheap, but you may have to pay more if you’ll do it later.

How To Make the Best Decision

A renovation is a costly and substantial undertaking. So, it’s crucial to be smart with your choices. Think of the following:

  • Value of your property. The upgrade should be about 10-15% of its overall value.
  • Will you be staying longer in the house? For how long?
  • How often do you have to cook?
  • Current conditions of the property market in your area.
  • Opportunities for sustainable energy

Keep in mind that if you execute the project well, it will surely boost your home’s market value. The key is to work with a professional who is expert in this field.
